Proposed Zoning Recommendations
The proposed zoning recommendations would change single-family-restricted zoning to allow duplexes, triplexes, and quadplexes within the current R-60 zones (which the Town is zoned), by right, which means if someone obtains a County building permit, there is no special public review process. This would apply to all Town lots.

The proposed zoning changes also include recommendations for attainable housing optional methods (AHOM) of development, which would allow medium-scale housing -- such as small apartment buildings (defined as 19 or fewer units, with a maximum of 3-4 stories) -- on parcels located within 500 feet of major growth corridors, which for the Town is Connecticut and Wisconsin Avenues. 

It is important to note that at this time no Zoning Text Amendment has been introduced, so there is no current legislation on the table. However, we do expect that the full County Council will introduce a potential ZTA as early as late fall so now is the time to engage. Once officially introduced, the County Council will be required to hold additional public hearings and work sessions prior to adoption of a final ZTA.

Residents are encouraged to register for an upcoming listening session with Council President Friedson on Wednesday, September 25 at 7 p.m. at Bethesda Chevy Chase High School (4301 East-West Highway Bethesda, MD).

If you are unable to attend the September 25 session, you may attend the  virtual session on Wednesday, October 2, on Zoom, noon to 1:30 p.m.
